Most types of building, subdivision and demolition work require a Development Application to be submitted for Council approval. The basic stages of a Development Application assessment include: Preliminary Assessment; Lodging an Application, Assessing an Application, and Determination of the development application. Following determination of the Development Application compliance with development consent conditions is mandatory and may require the lodgement of additional applications and/or information, payment of contributions or other works to be undertaken. Development is a complex issue, regardless of the size or location of a development. Council recommends seeking assistance from professional consultants when preparing your development application. Development assessment, reporting and determination must be in accordance with the provisions of the Environmental Planning & Assessment Act 1979 and the Environmental Planning & Assessment Regulations 2000. A Development Application may be determined by approval or refusal. An approval consists of Conditions of Consent, has a time limit and may require additional applications and information to be submitted to Council.
